Which locations do you arrange finance in?

We can arrange funding for projects across the UK and Europe, from Sweden to Malta, from Portugal to the Ukraine. Our minimum loan sizes are £2.5M for the UK, €10M for Western& Central Europe and €20M for Eastern Europe.

Will you fund 100 percent property development finance?

We arrange 100% development finance for residential projects although this is naturally conditional on the economics of the deal (i.e. minimum 20% return on costs) and the developer’s track record.

We can arrange 100% development finance for non-residential projects although a level of pre-sales or pre-lets may be necessary to achieve this.

As well as arranging a senior debt can you also arrange mezzanine finance or bridging finance?

We will arrange whatever structure is most appropriate for your project. It may be straight senior debt or it may require a mezzanine or bridging facility or even equity. In fact, some projects can be bolstered or de-risked by the usage of non financial products. We specialize in creating innovative structures that give borrowers the greatest return on their capital.

I already have a relationship with a bank but I would like to see if you could get better terms elsewhere – would this service cost anything?

No. We regularly work for clients who already have terms from their existing lenders. Different lenders evaluate projects differently and we understand that your existing lending relationship may not be able to give you the best terms for a specific project. In fact, most lenders do not want to be overexposed to any given client and their appetite in funding their existing clients’ new deals may diminish as a result. Or there may simply not be the best lender for that project.
